About Karla

Karla Martinez joined S.L. Nusbaum Realty Co. in 2021 as an Assistant Community Manager and was quickly recognized for her leadership and operational expertise, advancing into the role of Community Manager shortly thereafter. In this role, she successfully led a large-scale rehabilitation construction project in the Charlotte, North Carolina market, demonstrating her ability to manage complex renovations while maintaining strong community performance.

Karla was promoted to Regional Property Manager in November 2025 and now oversees a portfolio of communities throughout the Charlotte region. She brings extensive experience across conventional, tax credit, and Naturally Occurring Affordable Housing (NOAH) properties. Karla is known for her focus on community growth, revenue optimization, and developing high-performing teams.

With nearly a decade of multifamily housing experience, Karla brings a strategic and results-driven approach to portfolio management.
